We’ve just spent a wonderful week here. It is so relaxing to be right on the beach and to be able to go for lots of swims in the sea. We have had many holidays on Pagham beach and it’s lovely to be in a railway carriage, such history there. All was really clean and comfortable, all we needed. The lack of television was a definite plus for us, it was great to get away from all the news at the moment!

We stayed for a few nights at the Seaside House, which is perfectly located on the Pagham beach. Beautiful garden surrounds the house and breathtaking sea views. The house itself is authentic and like stepping back in time... really charming. Annie and her daughter were extremely helpful and we will definitely be back. Thank you
Stayed this weekend - the situation of the house is perfect, between a lovely wild garden on one side and the sea right in front on the other side. We loved the train doors and windows inside, and everything is arranged to make your stay easy, with helpful instructions. Annie couldn't have been more helpful. I'll definitely be coming back!
Such a magical place! The cottage has a wonderful relaxed vibe to it and the position right on the beach is unbeatable. Group of 5 friends had a great (30-something) birthday visit, would have loved to stay longer.
We spent a very happy week by the sea in this charming railway carriage house. We loved the beautiful sun rises, the birds, and the walks along the beach. All so relaxing!

We really enjoyed our stay. Having noticed the cottages made from old railway carriages when visiting the area previously it was great to have the opportunity to stay in one. The weather was lovely so we spent a lot of time just relaxing in the back garden and strolling along the beach and in the nature reserve. The cottage was well stocked with everything we needed of a comfortable stay. There are plenty of things to do in the area and we did venture out a few times to West Dean Gardens, Fishbourne Roman Palace, a concert in Chichester Cathedral and we had an excellent meal at the Crab and Lobster at Sidlesham.
An enjoyable March break in this quirky property which lived up to our expectations, cosy and warm inside, plenty of space for adults and a playroom for the children. A family home not a hotel. Access straight onto shingle beach, shops etc a short walk away, off road parking.
My family of 3 generations had a great 5 nights here. The location was just perfect and we really felt able to relax and unwind. My birdwatcher husband saw over 60 different species and the kids made some amazing sand, shell and stone sculptures on the beach. The railway carriage cottage is quite worn in places and unusual but we found the whole place rather charming and it reminded me of happy times visiting my own grandparents as a child. We would go back. Many thanks!
What a find! Totally wonderful bolthole on such a quiet part of the coast. Despite it being one of the hottest weekends of the year we had the beach and lagoon virtually to ourselves. If you want high end luxury this may not be for you but for a great family staycation, full of character and delightfully quirky, this place is hard to beat. It is also right next to the nature reserve which was stunning. Annie and her daughter were super helpful. Our 3 children declared it the best place ever! We will be back - I hope not too many people hear about this little slice of perfect British seaside!!!
What an amazing place! We had such a lovely weekend and were sad to leave. Our children (3,5 and 7) loved being right on the beach and the playroom was just perfect for them.

What a fabulous weekend we enjoyed at Annie's property. The booking and sharing of information prior to arrival was seamless and well organised. Annie provided lots of information about the local area which proved really useful. The property was exactly as described - it is such a novelty to sleep in a railway carriage and although it is not high spec and glamorous, what more could you want than being able to wake up and walk straight out onto the beautiful, practically deserted beach? The kids loved it (boys aged 7 and 10) with highlights being the canoe, the beach and the vintage arcades just a short 10 minute stroll away. Annie was friendly and accommodating in all her communications with us - a great weekend away! Thanks!
We had such a great time here last year we came back. The house is really quite special, a characterful carriage house bang on the beach front. There is a lagoon directly outside offering sheltered swimming. Turn right out of the from door and in 150 metres you are into the bird sanctuary. Turn left out of the front door and in 150 metres you come to the sailing club, fish and chip shop, co-op, ice cream parlour etc. The beach is surprisingly quiet a given how packed the neighbouring beaches get. Happy times were had by all.
So pleased to find this lovely bolthole on Pagham Beach (which we hadn't even heard of before - must be the south coast's best kept secret!). It was so easy to get to for a weekend from London, the railway carriage was brilliant - so characterful and cosy - and the beach was so empty and peaceful even on a lovely sunny weekend. We had some amazing walks along the beach and in the South Downs National Park, fish and chips and penny slot machines in Pagham's seaside arcade, family board games in the beautiful railway carriage sitting room, freshly caught fish, sunset drinks on the beach right in front of the house gazing out to sea with not a soul around ... a weekend just wasn't long enough! We'll be back, can't wait!
What a perfect way to spend a "special" birthday! Annie went out of her way to make sure that our booking came together. We loved the terrace which, whilst having a gorgeous view through the gate towards the lagoon, was nicely hidden from the rest of the world by the sweet smelling Broome in front of the property. It's a property you immediately feel "at home" in and the quirkiness and frayed edges add to its undoubtable charm. No effort was required on our part to stroll onto the beach or swim in the lagoon - it's there on your doorstep! I can't recommend this little gem enough!
We absolutely loved our stay in Grandma's Seaside House. The train carriages are so cozy & quirky! It felt like a real family home, which was well equipped. Lots of space to relax in. The position right on the beach is amazing and we enjoyed many swims and sunbathing on the terrace with its stunning views. It's a perfect spot for lots of children's activities and beautiful walks!
We will definitely be back!

We loved staying in Annie's carriage - our group of mixed ages (infants, children, teenagers and adults) all found ourselves happily engaged. We loved the access to the beautiful beach and the character of the carriages.
The four of us had a great holiday The house, or call it train wagon was a very nice way to spend your holidays in a different way than usually in a brick house! We had a splendid view on the sea from our cozy and wind free terrace. Swimming, walking, catching small fish, kite flying, and our kids really enjoyed it all. Briefly we had a lovely leisurely spot direct on the sea that I would certainly advise especially to families with kids, thanks annie.
We found the property with ease and we just loved it. Grandma's Seaside House is an accurate description as it was just like visiting our own grandma - a bit worn in places but everything you need and the most wonderful homely feel. The quirkiness of the railway carriage set up and the beautiful location were simply the icing on the cake!
This is a GREAT find! Annie is extremely helpful, and the railway carriages are full of character with great views and a lovely atmosphere. So good to have the beach on the doorstep - plenty of swimming when the tide's in. Charming seaside retreat is exactly right - we didn't want to leave.
